Doina Cotoman: A New Trend in Bucharest – Owning a Hotel Room

Doina, hello. Investing in hotel rooms in Bucharest, especially in a hotel near the airport, sounds like a new concept. Can you explain more?

This is actually a well-established practice in many countries worldwide, including within the Wyndham hotel group, an American hotel chain. Wyndham is currently the largest private hotel chain in the world in terms of the number of hotels, operating over 9,300 properties across 95 countries under 25 different brands.

Part of their strategy involves building hotels near airports, as these typically achieve higher occupancy rates compared to the industry average. As a hotel chain, their primary focus is on managing hotels, and one of their widely used methods to attract investment is offering private investors the chance to become owners of individual hotel rooms.

So, if I understand correctly, I can invest money, own a hotel room, and earn income from its rental without being involved in its management?

Exactly.

What specific hotel project are we discussing?

The project will be called TRYP by Wyndham, a four-star hotel featuring 270 rooms, four conference and meeting rooms, a spa, a gym, and a private parking lot with 105 spaces.

How much does it cost to own a room?

Currently, during the pre-sale phase, the price is €150,000, VAT is not included. The payment structure involves a 35% upfront deposit, quarterly installments, and the final 5% upon the hotel’s completion. The room is registered in your name, and you can either earn income from its operation or sell it later.



But hotel rooms vary in popularity depending on their location. How can I choose the best one?

You don’t need to. The profits are distributed evenly among investors, regardless of the occupancy of your specific room. The hotel’s total revenue is pooled, with management costs (around 20%) deducted. The remaining amount is then divided proportionally based on the number of rooms owned by each investor.

When will the hotel be operational?

It is expected to open in the summer of 2027. The pre-sale phase, which has just started and lasts for one month, is the ideal time to invest, as prices will only increase afterward.

What kind of return on investment can be expected?

The rooms will be rented at €120–140 per night, ensuring a return that exceeds the income typically generated by renting apartments. There is also the possibility to sell your investment during the construction phase, but I view this as a long-term opportunity. It’s a unique investment where you don’t need to spend time managing or maintaining the property. Moreover, airport hotels enjoy consistent demand due to airline crews, delayed flights, and short-stay visitors to Bucharest, which ensures high occupancy rates.
