Interview with Emanoela Todoseiciuc, Manager of the Real Estate Agency All Invest Realty

My meeting with Emanoela Todoseiciuc, a real estate agent at AIR, confirmed this from the very first minute. We started our conversation in the AIR office, but the natural way she spoke about investments made me want to see things with my own eyes. Ema reacted instantly: just a few minutes later, we were standing together on a construction site, touring a brand-new apartment. Among freshly built walls and plans for the future, I understood AIR’s philosophy best — promises here quickly turn into action.

Why should a client choose All Invest Realty? What makes you different from other agencies?
Many agencies focus only on sales. We do things differently: we provide solutions for every need. When a client comes to us, they never leave without a clear direction – whether it’s a mortgage, rental, sale, purchase, property evaluation, or even property maintenance. Whatever the challenge, we find a solution.
How do you actually achieve this in practice?
We have a strong and professional team. Our process is simple, clear, and transparent. There are no hidden clauses and no unexpected costs. We explain every step to the client – from taking on a mortgage to the concrete steps of the transaction. Everything is presented in an accessible way, without complicated jargon.
I believe a client should be so well informed that when they leave our office, they could explain to someone else, step by step, what a mortgage, an evaluation, and a transaction mean. That is the proof they understood their situation and fully trust the solution we have provided.
Out of 10 clients, how many come back or recommend you to others?
Seven out of ten either return or bring someone they know. I’ve been working in real estate for five years, and now almost all of my clients come through recommendations. Quality service creates consistency.
You have a unique solution on the market: mortgage apartments that are already renovated and furnished. How does this work?
Usually, people take out a loan for a bare, unfinished apartment. Then they need another loan for renovation and furniture, but banks rarely approve a second loan.
We created a different solution. The client chooses the apartment they like, and we bring in the construction and design team. The client is directly involved in the process: they choose the colors, finishes, and furniture. Then we call in an appraiser, and the property is evaluated at its final price. The bank then issues one single loan, covering the full amount.
In the end, the client moves straight into a home that is fully ready to live in. We guarantee the technical quality and construction work, while the client enjoys a personalized, comfortable apartment.
Do these services come at an additional cost?
No. The client pays only for the final apartment. Yes, the value increases with the renovation and furniture, but the evaluation also rises, which means a more advantageous loan.
What was the most unexpected request you have received from a client?
We had an elderly couple looking for a house. Half of the property was to be for themselves, and the other half for their four dogs. Each dog needed its own room, bathroom, and a dedicated caretaker with their own separate space. It was an unusual request, but we treated it with the same seriousness as any other.
What are the current trends in the Chisinau real estate market?
People increasingly want personal space. I have clients who, even while living together, look for separate rooms – a relaxation room, a walk-in closet, a home office, or even a private bathroom. There’s also another trend: even if a family already has a shared home, one or both partners may buy a small apartment or studio where they can spend time alone. It’s their way of preserving intimacy and balance.
What types of properties are most in demand right now?
There is a significant shortage of move-in-ready apartments. Because of this, many owners overprice their properties, and sometimes, when they see how quickly we find buyers, they withdraw the offer or raise the price by 10,000 euros. We’ve had cases where we took on an apartment, brought a buyer the next day, and the owner backed out, convinced that their property was worth more.
Some people believe real estate agents are the ones inflating prices, but in reality, it’s the owners. We are interested in selling and bring clients quickly, but they, thinking their apartment is “special,” decide to wait or sell it on their own for a higher price.
How do you manage to avoid such situations?
To avoid such blockages, we work directly with reliable developers. They have stable conditions and a wide range of offers for all budgets. This gives clients predictability and gives us trusted partners.
How do you verify the developers you work with?
We take full responsibility. We work only with verified developers so that clients can be certain they will receive the promised home. In Moldova, there have been many cases where people paid at the foundation stage but ended up with no money and no apartment. We make sure this never happens.
What types of apartments are best for investment?
One-bedroom or two-bedroom apartments, 40–60 m² in size. Many investors buy them early on, directly from the developer, and then resell them when the building is completed. It’s a safe and profitable strategy.
Can you share a difficult case that you turned into a success?
One client bought an apartment to rent out. The first tenant didn’t pay and left, and the second tenant destroyed the apartment. The deposit didn’t cover the damages, and the client was desperate, ready to give up on renting altogether.
We created a full property management service for her: contracts, payments, taxes, monthly inspections, and utilities. For 10% of the rent, the owner has zero worries. We collect the rent, transfer it, and make sure the apartment is kept in good condition. It’s an ideal solution, especially for Moldovans living abroad who cannot manage their properties from a distance.
How would you describe your relationship with clients?
For me, the human factor is essential. I don’t stop at the transaction. I stay in touch, I go to birthdays and housewarming parties. I like being there for clients even after the deal is done. Many of them become friends, we keep in touch, and we support each other. This matters a lot, because clients feel that at AIR, they are not just “a signature on a contract,” but part of a real human relationship.
What is it like to work at All Invest Realty? What have you found here that you didn’t see in other companies?
At AIR, there is simplicity and support. We have a director, Natalia, whom we all deeply respect. For me, she is like a second mother: she helps, she listens, and I can call her anytime, even at night, whether it’s work-related or personal.
In our team, there is no envy or toxic competition. When I look at my colleagues, I feel motivated to grow, not to compete. The atmosphere is truly family-like, and we support each other. At team gatherings and corporate events, we all sit at the same table with no barriers. The director might say, “Come sit next to me,” and you end up sharing the same plate. That creates real closeness and a unique culture where everyone feels valued.
What motivates you personally in this profession?
People. I’ve worked with public figures, politicians, entrepreneurs, young families – and I’ve learned something from each of them. With every transaction, I grow both professionally and personally. But the greatest satisfaction comes when clients return or recommend me to others. That’s when I know I’ve done things right.
